Building height and development headroom for any Swiss parcel
roofs maps every parcel in Switzerland by building height or by development headroom. Search an address or click a parcel, and a side panel shows the data behind it: building height and floors, roof area and volume, the zone, and the gross floor area in use compared with the maximum the zoning allows.
Building height and roof geometry
Height comes from swisstopo swissBUILDINGS3D. Where a measured value is missing, roofs estimates it from the floor count in the federal building register (GWR). The panel also lists roof ridge height, roof and ground elevations and roof volume. Turn on 3D to extrude every building to its height, or pick the Detailed view for swisstopo 3D buildings with real roof shapes on terrain.
Development headroom
Headroom is the extra gross floor area the zoning still allows on a parcel. Color the map by Headroom to find plots that are under-built for their zone. The legend recalibrates to the parcels in view.

How tall is this building?
Click its parcel. roofs shows the measured height from swisstopo swissBUILDINGS3D, the roof ridge height and the number of floors. If no measurement exists, height is estimated from the GWR floor count at 2.8 m per floor and marked with a ~.
Is headroom a building permit assessment?
No. Headroom is an indicator: the gross floor area the zone allows minus the floor area in use today. It is not a legal or permit assessment and does not guarantee that anything can be built. Check with the municipality before you plan.
